Does your pool need renovating?
Dubai is hard on pools. Strong sun, high water temperatures in summer, hard water and constant chemical treatment all age the surfaces and the equipment. Most older pools show some of these signs:
- Loose, cracked or hollow-sounding tiles, especially on the steps and along the waterline.
- Rough, stained or chalky plaster that snags swimwear or will not come clean.
- Crumbling grout and white scale lines along the waterline.
- Losing water faster than normal evaporation would explain.
- Noisy or tired equipment: pumps that run hot, filters that never seem clean, lights that have failed.
- Coping that is loose, cracked or too hot to walk on in the afternoon.
One or two of these can usually be put right in isolation. Several at once is a sign that the pool is ready for a planned renovation rather than another round of patching.
Start with a proper survey
Before choosing tiles, it is worth knowing what is underneath them. A good survey looks at the condition of the shell, any signs of leaks, the state of the pipework and equipment, and how the pool sits within the garden around it. If water loss is a concern, a leak test comes first. There is little point in beautiful new tiles on a shell or pipe that is still leaking.
The survey tells you which of the options below makes sense, and stops you paying twice.
The main options
Repair and refresh
For a pool that is sound but tired: replacing damaged tiles, regrouting, descaling the waterline, servicing the equipment and fixing any small leaks. This is the lightest option and suits a pool whose shape and layout you are happy with.
Resurfacing
Many older pools have a plaster or render finish. Over time it roughens and stains. Resurfacing means draining the pool, removing the failing layer, preparing the shell and applying a new finish. Some owners take the chance to change the finish completely, for example from plaster to tile, which lasts longer and is easier to keep clean.
Full re-tiling
Stripping the old tiles back to the shell, repairing and waterproofing, then tiling again. This is where the look of the pool can change most. Porcelain, glass mosaic and natural stone each give a different colour to the water, and a darker tile makes the pool feel deeper and more reflective. Good waterproofing beneath the tiles matters as much as the tiles themselves.
Upgrades and reconfiguration
A renovation is the natural time to add what the pool never had: a sun shelf, wider steps, a bench seat, a water feature, or new coping and decking around the edge. Changing the shape or depth is a much bigger job and moves closer to a new build.
Coping and the area around the pool
The coping is the edge you sit on and walk across, and in Dubai it gets very hot. Lighter natural stone such as travertine, and some textured porcelains, stay noticeably cooler than dark or glossy surfaces, and a non-slip finish is essential around water. If the surrounding paving is also worn, it is usually more economical to renew the coping, decking and planting together than one at a time. Our guide to villa landscaping ideas shows how pool and garden can be designed as one space.
Equipment, lighting and comfort
Hidden equipment often ages before the tiles do. While the pool is drained it is a good moment to consider:
- Pumps and filtration: newer variable-speed pumps are quieter and can use less energy.
- Lighting: replacing old lights with LED, and adding lighting to the garden around the pool.
- Water treatment: automatic dosing or alternative systems can make day-to-day care simpler.
- Cooling: a pool chiller and shade make the water much more pleasant in summer.
- Safety: covers, fencing or alarms, especially for families with young children.
Lighting and water features on their own typically start from around AED 8,000 to 20,000, and a pergola or shade structure from around AED 18,000 to 40,000, excluding VAT.
How to budget for a pool renovation
Because every older pool is different, a renovation is priced after the survey rather than from a list. What drives the cost most is the size of the pool, the condition of the shell, whether the old finish has to be stripped completely, the tile or stone you choose, and how much equipment is replaced.
| Item | Starting range (Refined) |
|---|---|
| Lighting and water features | 8,000–20,000 |
| Pergola or shade structure | 18,000–40,000 |
| New plunge pool | 55,000–80,000 |
| New family pool | 85,000–140,000 |

New pool prices are a useful reference point. If the shell is badly damaged or you want a different shape, compare the renovation quote with the cost of a new pool. Our guide to swimming pool costs in Dubai explains those figures.
Approvals and timing
Like-for-like repairs and re-tiling often need little paperwork, but changes to the pool's size or shape, new structures, and work that brings contractors and materials through the community usually need permission from your master developer. Rules differ between communities, so check yours before work starts. Our guide to pool and landscaping approvals explains the usual process.
The cooler months, roughly October to April, are the most comfortable time to have the pool out of use and to work outdoors. Planning in late summer means the pool can be ready before the following summer begins.
Getting it right
- Survey before you choose finishes, and fix leaks first.
- Decide the full scope at the start: tiles, coping, equipment and lighting together.
- Do not economise on waterproofing. It is invisible, and it is what makes the finish last.
- Choose cool, non-slip materials for every surface you walk on.
- Plan the garden around the pool at the same time, so the whole space feels finished.
Common questions
How do I know if my pool needs renovating?
Common signs are loose or cracked tiles, rough or stained plaster, crumbling grout, scale along the waterline, losing more water than evaporation explains, and tired or noisy equipment. Several of these together usually mean a planned renovation is better value than repeated repairs.
Is it better to resurface or re-tile a pool in Dubai?
It depends on the existing finish and the condition of the shell. Resurfacing renews a plaster or render finish, while re-tiling strips back to the shell and gives a longer-lasting, easier-to-clean surface. A survey of the pool shows which makes sense.
